Water Heater 101: Fixing a Leaking Water Tank

Jul 28, 2023

A leaking water heater can cause a lot of problems for homeowners. Water damage, mold growth, and high energy costs are just a few of the risks associated with a leaky water heater. If you’re currently experiencing this issue, the question on your mind is likely: can you repair a leaking water heater?

The answer is yes; a leaking water heater can be fixed in some cases. However, the severity of the leak and the age of the unit will play a role in determining whether a repair is a viable option. Let’s go over everything you need to know about whether or not you can repair a leaking water heater in more detail below.

Identifying the Source of the Leak

The first step in determining if a leaking water heater can be fixed is to identify the source of the leak. Water heaters consist of different parts, including the temperature and pressure relief valve, drain valve, water supply line, and tank. Each of these parts could be the culprit of the leak. If the leak is located at the bottom of the tank, it is likely due to corrosion.

When to Fix a Leaking Water Heater

If your unit is relatively new and has a minor leak, you can repair a leaking water heater with this particular issue in most cases. Common causes of minor leaks include a faulty drain valve or a loose connection. Tightening the valve or connections with a pipe wrench may be all that is needed to fix the problem.

Another common reason for a leaky water heater is water pressure. If the pressure is too high, it can cause leaks at the bottom of the tank. In most instances, you can repair a leaking water heater with this problem. Adjusting the pressure regulator can usually alleviate the issue.

Another thing to check is the temperature and pressure relief valve (T&P valve). This valve is designed to release pressure if it builds up in the tank. If it malfunctions, it can cause a leak. This valve can be replaced relatively easily and may solve the problem.

Before a technician fixes leaking water heater issues, it is critical for them to turn off the power. If you have an electric water heater, the technician will need to shut off the circuit breaker. Alternatively, for gas water heaters, they will turn off the gas supply. They do not want to risk electrocution or gas leaks when attempting to diagnose or fix the leak issue.

When to Replace a Leaking Water Heater

Although a leaking water heater can be fixed in some instances, it’s important to be aware that there are some cases when this is not a viable option. For instance, if your water heater is old and has multiple leaks, it may be time to replace it. A leaky water heater can indicate that the tank is deteriorating and on the verge of failure. If the unit is more than ten years old, it is likely approaching the end of its expected lifespan.

Additionally, if the leak is coming from the bottom of the tank, it cannot be fixed. The only option is to replace the water heater.

While a leaking water heater can be fixed in some cases, it is important to evaluate the severity of the leak and the age of the unit before attempting a repair. If the leak is minor, tightening connections or adjusting the water pressure may be all that is needed. However, if the leak is coming from the bottom of the tank or the unit is old, it is likely time to replace the water heater. As always, make sure to turn off the power and water supply before attempting any repairs, and consider hiring a professional for safety and peace of mind.
