Earthquake Strapping (Seismic Cat. D)
Mandatory seismic straps at the top third and bottom third of tank height. Minimum ¾-inch × 22-gauge metal straps, 4–12 inches from tank edge, attached to wall framing or 2×4 cross-brace with ¼-inch lag screws. Lower strap must be at least 4 inches above controls. Perforated plumber’s tape not acceptable.
Expansion Tanks (Closed Systems)
Required on closed plumbing systems (no expansion space in the hot water lines) to prevent undue stress on the heater, plumbing, and T&P valve. Sized per UPC Table 607.3; installed on the cold water supply line close to the heater. Exempt only if the system is open to atmospheric pressure.

Gas water heaters are prohibited in bedrooms, bathrooms, or bedroom closets due to CO risk. In garages, the ignition source must be ≥18 inches above the floor (or a FVIR-listed unit). A steel bollard is required if the unit is in a vehicle path. New construction replacements must have UEF ≥2.0 per WSEC.
Gas Venting (Type B Double-Wall)
Proper venting required to safely exhaust combustion products. Listed Type B double-wall vent pipe with 1-inch clearance to combustibles (6 inches at draft hood). Three screws per joint; terminate with listed cap/roof assembly. Sediment trap and shutoff valve on gas line are mandatory.
T&P Relief, PRV, Drain Pan & Bonding
T&P relief valve mandatory on all units; discharge pipe must route to an approved outdoor location. PRV required if static pressure ≥80 PSI. Drip pan required in attics or areas where a leak could cause damage. Equipotential bonding of metal water and gas piping required (#6 AWG copper wire or listed straps).
